Unique Milan-style indoor street planned for upmarket residential complex

An ambitious residential complex is to be built in one of Siberia’s biggest cities, complete with its own Milan-style heated indoor street to beat the harsh winter elements.

When temperatures outside dip as low as -32C, people walking about inside the new development in Novosibirsk will be kept nice and warm at a comfortable 12 degrees.

And while the settings can be kept at permanently dry, at the flick of a switch on will come the rain to help douse any of the plants and trees inside.

The unique street, which will be 250 metres long and only eight metres narrower than Krasny prospect, will be similar to the famous glass-covered Galleria Vittorio Emanuelle shopping complex in Milan.

It will form the centrepiece of the new Zhukovka residential development being planned near the Zaeltsovsky forest. Encompassing some 6.1 hectares in the Zaeltsovsky district of Novosibirsk, a further 4.1 hectares will be allocated as a private parkland for residents.

The complex is the brainchild of businessman Alexander Boiko, the owner of the holding company Transervice, which was involved in the construction of the city’s five-star Marriott hotel.

There will be 225 flats and 287 apartments while a new hotel, likely to be a four-star Courtyard by Marriott and Aparthotel Residence Inn by Marriott, will house 120 suites.

It will have its own swimming pool, restaurants, medical centre, shopping arcade, and convention centre for concerts. A huge underground parking site will be able to take 1,205 cars.

But its key selling point will be the special indoor atrium and covered street.

Mr Boiko said: 'In the winter when outdoors it is -32, in this covered street it will be 10 to 12 degrees. It will always be dry, but the rain will run on schedule - at the touch of a button.

'On the first floors will be shops. Just imagine what it would be like to create such a beauty. I have an itch to do this.'

Prices for properties at Zhukovka are expected to reach between 120,000 and 150,000 roubles (£1,400-£1,700) per square metre for a furnished apartment, with an 80 sq metre flat costing about 9.6million roubles (£110,000).

According to Transervice another of the main attractions will be the fact that residents will feel they are living in a community with hotel-style service.

For instance, their apartments can be cleaned, they can have their clothes cleaned, take advantage of babysitting services, a dog walkers, or even get their car washed.

Transervice are keen to attract investors at this stage, allowing them to buy a property and then rent it out.

Mr Boiko said: 'If you want to become an investor and you have 10 to 15 million roubles, you can buy an apartment and place it under the control of the management company, which will take a fee for them and transfer the money to you. 

'You may want live there by yourself.'

Unsurprisingly, the target audience is likely to be managers and senior managers who are staying in the Novosibirsk area for between two and four years and do not wish to buy, but have incomes of about 120,000 roubles per month (£1,400).
